Ltd. is a professional Owners Corporation Manager and we’re here to assist lot owners with the financial, administrative & maintenance functions involved in multi-unit ownership to ensure not only the financial security of your owners corporation, but to ensure your capital asset is maintained and enhanced.

ABOUT

GENERAL MANAGEMENT SERVICES

  • Maintenance of books of account, including: 
    Annual income and expenditure statement
    Annual profit and loss statement
    Balance sheet
    Annual budget

  • Recording and maintaining the owners’ corporation members register

  • Collection of owners’ corporation fees and levies and payment into trust account (includes issuing of notices for fees and levies)

  • Generation of invoices to debtors, where applicable, and collection of payment

  • Arranging the payment of creditors from owners’ corporation funds

  • Ensuring service and maintenance agreements for fire service, sprinkler service, alarm monitoring services, etc, are current (where applicable)

  • Attendance to essential services requirements and maintenance contracts (where applicable)

  • Arranging routine general repairs and maintenance of common property

  • Arranging building and public liability insurances, and including quotes for renewal and insurance valuations

  • Convening and conducting an annual general meeting, including:
    Preparation of the financial budget
    Provision of financial statements and reports
    Issuing notices and forms of proxy
    Developing the meeting agenda.

  • Distribution of copies of minutes from annual general meeting to members

  • Recording and maintaining the owners’ corporation minute book

  • General advice pertaining to the Subdivision Act and owners’ corporation regulations

  • Implementation of a grievance procedure

  • Annual site visit and general common area inspection.

MANAGEMENT FEES
 

Our management fees are calculated at competitive market rates, usually on a per Lot / Unit per annum basis, after consideration of the type of development and work involved.

Our fee is packaged to incorporate all of the listed General Management Services

There are no additional or hidden management or administration fees within our General Management Services.

SERVICES PROVIDED IN TRANSFER
 

  • Convene & hold Special General Meeting (if required) & Generate Minutes of Meeting & distribute to Lot Owners

  • Arrange Notification to Land Victoria –Change of Address Notification

  • Attend to registration of GST, Tax File Number & change of Company, where required

  • Notification to existing Manager

  • Arrange collection of all relevant Owners Corporation files & funds from existing Manager

  • Arrange preparation & installation of replacement Owners Corporation Plaque

  • Notification to relevant Service Authorities

  • Notification to relevant contractors & Service Providers

For clarification purposes, there is no fee, other than disbursements incurred, for the above listed change of managements services.

  • Attendance to Change of Address notification

About twelve months ago I joined the owners corporation committee of a Brunswick apartment building managed by LDB. Before then I had been on the committee of a building in the CBD in which I have owned an apartment for about 12 years. That experience left me with a very low opinion of the two companies which managed the city property during that period. We switched companies because of the very poor performance of the first one, but found that the replacement did not meet our expectations either. 

 

Not surprisingly by the time I joined the Brunswick committee I had fairly low expectations of OC management companies, however I was very pleased to discover that the other committee members held LDB in high regard. As an office bearer I have worked with Owen and Lara on a range of issues, including combustible cladding, and found them to be well informed and very efficient. As our day to day manager, Lara always responds quickly when issues are brought to her attention and is willing to go the extra mile when working with us to find solutions.
